Description:
“Reclaim Tenant Improvements” in Snoqualmie, WA

Tenant improvements to existing building, with minor modifications to the existing first and second levels to better accommodate the Reclaim Program, including:
• New accessible wheelchair lift to provide accessibility to the second floor. Note, the lift requires structural framing modifications to the existing 2nd floor system & a shallow pit at existing slab on grade. See structural.
• Separate sleeping rooms for women and men (1 each) on the second floor.
• A new accessible shower room for guests.
• Reconfigured reception area, office, and lobby areas.
• New finishes at affected spaces, including select flooring, sheetrock, wall & ceiling repairs, paint, doors, hardware, & trim.

HVAC, plumbing, & electrical modifications as required with proposed work:
• MEP permits by others / design-build, with work to include:
• Existing gas-fired HVAC equipment at roof to be removed & replaced with new, electric rooftop HVAC ERV DOAS equipment, with modifications to existing ducted system.
• A new ODU HVAC unit (elec) to be located at grade level per plans.
• A new tankless, gas-fired water heater to replace the existing tank-style elec. water heater.
• Installation of a new range hood in the existing kitchen.
• New washer / dryer hookups.
• HVAC, plumbing, & related electrical upgrades as required.
• Modifications to existing HVAC ductwork to be made as necessary to avoid new wheelchair lift and for new ERV.

Exterior improvements to include:
• New windows, flashing, & exterior trim.
• Exterior paint on existing wood siding and new trim.
• New parapet flashing.
• A new roof access hatch.
• Roofing modifications w/ waterproofing & curbs as required at existing & new ductwork, roof hatch, & other roof penetrations.
• New at-grade HVAC ODU unit, with elec connections as req. (mech/elec permits by others).

Notes:
• BABAA Compliance required.
• Prevailing Wage: This project has Commercial State Prevailing Wages and Davis-Bacon requirements. The higher of the two must be paid.
