Description:
The new Middle School No. 5 site is located south of the intersection of Lake Tapps Parkway SE and Sumner-Tapps Highway East in Auburn, WA. The new school will serve students in Grade 6 through 8 and will be approximately 134,000 square feet in size plus a covered play area and a field house. The school will accommodate 800 students in permanent facilities plus 250 students in future portable classrooms. The building will include general classrooms, specialty classrooms, gymnasium, library, kitchen, administration area and other support spaces. Site improvements will include a large exterior courtyard, athletic fields, student pick-up and drop-off, bus loading, staff and visitor parking, event parking, delivery area, infrastructure and space for ten portable classrooms, and landscape areas.

The site is 53 acres in size and will require approximately 22 acres of site development for the new school. The project will also require half-street frontage improvements, a roundabout, and upgrade of a traffic signal.

Subcontractor Budget Assistance:
Cornerstone is seeking subcontractor/supplier cost input to support the development of the CD milestone budget for Auburn SD's new MS#5 project. This is estimate no 3 of 3 before the planned bid date in Q1 of 2026.

Market volatility - a separate escalation factor is applied to all estimated costs. To ensure accuracy of the estimate and to avoid multilayered contingencies for potential market impacts (e.g. tariffs uncertainty) we request that all cost estimates and unit prices provided are in "today's dollars", however, we welcome your commentary on possible impacts to your specific scope of work as well as any opportunities you see for value engineering.
