Kirtley-Cole has been awarded this project. Permits are ready and the project is expected to break ground around June 2026 if the pricing comes in where it needs to be. Please provide pricing based on this criteria. This is the FINAL PRICING for the project. If you have bid this project before, please do what you can to hold or lower your price, and provide VE's where you can. If this is your first time bidding the project, please be as competitive as you are able to, and provide VE's where you can.
This project consists of the Demolition of existing buildings, and new ground-up construction of a 5 story building. The structure consists of 1 story of subterranean parking, 1 PT deck at ground level, and 5 stories of wood framing. The building will contain common area/lobby on L1, Parking garage below grade, 108 residential apartment units located on floors 1 through 5, as well as a rooftop deck with landscaping above L5. Please provide alternate pricing for the alternate lobby design that can be found in the project documents.
1. Do not contact the architect, owner or any consultants directly. This will result in immediate disqualification from working on the project.
2. Questions/RFI's are due BY EMAIL no later than NOON on Monday 02/11/26
3. The project does NOT have prevailing wage requirements.
4. Include product lead times and estimated duration for your scope of work.
5. Acknowledge addenda on the cover page of your proposal.
6. Submitting a response to this bid request signifies that you have reviewed the provided subcontract and purchase agreement templates (available in the project documents) and included any requested revisions to those documents within your bid response.
7. Subcontractors will be selected based off of the bids received.
